Why You Should Not Overlook Your Garage Door Maintenance

The garage is often a place that is overlooked when it comes to maintenance. However it shouldn’t be overlooked, as it is part of your home and in some cases it is connected directly to your house. This could become a safety hazard and a big expense when the time comes to repair it. A way to work over this problem is to ensure it is in good condition through regular maintenance and inspection. It is best that you hire a professional technician to inspect and perform maintenance on your garage door.

Here are a few things you can begin with.

  • Monthly visual Inspection.

Stand Inside the garage with the garage door closed. Look over the garage door springs, cables, rollers, pulleys and mounting hardware, such as hinges, for signs of wear or damage. Look for Cable wear or fraying. Is the mounting hardware becoming loose? If something doesn’t look quite right or doesn’t sound quite right, it could be the symptom of a more serious issue. Time to call the expert.

  • Monthly door balance test.

If your door is equipped with automatic opener system: close the door and disconnect the automatic opener. Once You are able to lift the door manually: Lift the door. It should lift smoothly with little resistance and should remain fully open. If it is difficult to open or does not remain open, the door may be out of balance and should be serviced by a trained service technician.

  • Monthly reversing mechanism test.

With the garage door fully open, lay down a 2×4 where it should hit the ground and close it. When the door hits the 2×4 it should automatically reverse and go to the fully open position again, if it doesn’t there is a problem with the mechanism.

  • Semiannual lubrication.

Apply a small amount of spray lubricant to the door hinges, rollers and tracks. This should keep them working properly and squeaky free.

Keep in mind this are only ways to check-up on the door functionality, they are not ways of fixing a serious problem if there is the case of one.
