There are a few things that you will need to provide proper care and maintenance to your garage doors. Cleanliness
This is obviously important, but in this particular case, cleaning you garage door track is absolutely necessary. Don’t just spray it with a lubricant when it becomes noisy and sticky, as this won’t help with functionality and usability. Actually, it can have the opposite effect because the door track may accumulate matter that will eventually harden and difficult proper functioning.

Lubrication
Once your garage door is clean and spotless it’s time to lubricate. However, you have to use the appropriate lubrication if you don’t want to end up damaging your garage door. Use silicon or lithium spray to lubricate any squeaky parts of your garage door. Avoid liquid lubricants and do not lubricate certain parts of your garage door like the chain, the spring and the garage door track.

Alignment
Realigning your garage door opener sensors is key when it comes to garage door maintenance. If the sensors are knocked out of line, the garage door sensors may not function properly.
This is an easy fix that requires gently pushing the sensors in the right position, so they can face each other. The indicator will blink if they’re not properly aligned but once the sensors are placed in the right position and realigned properly, a solid light will replace the blinking light. -
Protection
Homeowners can save energy by installing weather seals for garage doors. This even prevents moisture from entering the garage which would otherwise cause more problems. It must either be applied to the bottom part of garage door, on the frame of garage door, or between the garage door panels.
